The short answer

POP work is quoted per square foot, with false ceiling, cornice and wall punning priced separately — the ranges are below. The choice that matters is POP punning versus wall putty: putty is the better answer on most modern walls, and POP is the wrong material anywhere it can meet water. In a Delhi flat that means never above a bathroom or below a terrace that has ever leaked.

POP — plaster of Paris — is how most Delhi flats get a smooth wall and a decorative ceiling, and it is quoted in two different units in the same breath. That is the first thing to get straight, because it is where quotes stop being comparable.

Punning is a thin skim coat over plaster or blockwork to give a smooth, paintable surface. It is priced per square foot of area. A cornice is the moulded band where wall meets ceiling. It is priced per running foot of length — the distance around the room, not the area. Mixing the two up, in either direction, produces a number that is wildly wrong.

POP punning or wall putty — which does your wall need?

Both give a smooth wall. They are not the same product and they are not for the same situation, and being sold the more expensive one for a wall that did not need it is common.

The rule of thumb: if the wall is genuinely uneven, POP earns its price. If it is sound and simply needs preparing for paint, putty does the job for less. Our putty and primer guide covers that side.

POP and water do not mix — the Delhi failure mode

This is the single most useful warning on the page. Plaster of Paris is not water resistant. It absorbs moisture, softens, discolours and eventually crumbles.

  • Never POP a bathroom ceiling without addressing ventilation first. Steam is enough to shorten its life dramatically.
  • Never POP over damp. If a wall or ceiling has seepage, POP will hide it beautifully for a few months and then bubble, stain and fall away — and you will have paid twice, once to conceal the problem and once to fix it properly.   • A false ceiling hides a leak. The most expensive version of this mistake is a leaking terrace above a POP false ceiling: the water spreads across the ceiling void unseen until a section comes down.
  • For wet areas use a different material — gypsum board rated for moisture, PVC, or simply a well-painted RCC ceiling.
  • Monsoon timing. POP needs to dry properly. Work done in peak humidity takes longer to cure and is more likely to craze.
Watch out anyone who offers to POP over a damp patch "to cover it" is selling you the same repair twice — fix the water first.

Before you book

  • Confirm the unit on every line. "Per sq ft" or "per running ft" — a cornice quoted in the wrong unit is a very different bill.
  • Ask how the ceiling area is measured if you are having a false ceiling, and whether drops and coves are counted separately.
  • Settle electrical work first. Concealed lights, wiring for a fan or spotlights all go in before the ceiling closes. Doing it afterwards means cutting the new ceiling — see our electrician charges guide.
  • Expect dust, and a lot of it. POP work coats everything in the flat in fine white powder. Plan a proper clean afterwards; a post-renovation clean is a different job from a normal one.
  • Do not paint too soon. POP must dry fully or the paint will not hold. Ask how long, and treat a rush to paint as a warning sign.

Should I use POP punning or wall putty?
POP punning if the wall is genuinely uneven, newly plastered, or needs real correction — it is a few millimetres thick and can fix waviness. Wall putty, at ₹8–15 per square foot for two coats, if the wall is sound and simply needs smoothing before paint; it is a much thinner filler that follows whatever shape is underneath. Being sold punning for a sound wall is a common way a painting quote grows.
Can POP be used in a bathroom or a damp room?
It is a poor choice. Plaster of Paris absorbs moisture, then softens, stains and eventually crumbles. In a bathroom, steam alone shortens its life considerably. Over an actual damp patch it is worse than useless: it conceals the problem for a few months, then bubbles and falls away, and you pay twice. Fix the water source first, and for wet areas use moisture-rated gypsum board, PVC, or a properly painted RCC ceiling instead.
What should be done before a POP false ceiling goes up?
All the electrical work — concealed lighting, spotlight wiring, fan points, any speaker or AC cabling that will sit in the void. Once the ceiling is closed, adding any of it means cutting into new work. Also check for any sign of leakage from above first, particularly in a top-floor flat: a leaking terrace over a false ceiling spreads unseen across the void until a section comes down, which is the most expensive version of this mistake.
