Almost every fitted wardrobe, kitchen and bed in Delhi is built from sheet material rather than solid timber. Which sheet you choose decides how the piece survives its first monsoon, its first plumbing leak and its first encounter with termites.
There are really only two decisions: which material, and which grade. Material is plywood, MDF or particle board. Grade is how well the glue holding it together stands up to moisture. Get those two right for each part of the job and you will never think about it again. Get them wrong in a kitchen base unit or a wardrobe backing onto a damp wall and you will be paying for it within a few years.
This guide explains each material in plain terms, decodes the grade marks you will see stamped on the edge of a sheet, says what belongs where in a Delhi flat, and tells you how to check that what you paid for is what arrived. No brand comparisons and no figures — just the way the materials behave.

Plywood, MDF or particle board: what is the difference?
All three are sheets made from wood, but the way they are made decides how they behave when they get wet and how well they hold a screw. That is the whole story.
- Plywood. Thin layers of real wood glued together with the grain of each layer crossing the one below. That cross-grain construction is why plywood is strong, holds screws well, and resists sagging over a span. It is the default for anything structural: wardrobe carcasses, kitchen units, beds, shelves that carry weight. It is the most expensive of the three, and worth it where strength or moisture matters.
- MDF (medium density fibreboard). Wood fibres pressed with resin into a very smooth, uniform sheet. Its virtue is the surface: it takes paint, lacquer and membrane finishes beautifully because there is no grain to show through, which is why shaped and moulded shutters are usually MDF. Its weakness is water, which makes it swell irreversibly, and screw holding, which is poor at the edges. Good for flat decorative panels and shutters in dry areas; bad for a kitchen base unit or a shelf that carries books.
- Particle board. Wood chips bonded with resin. The cheapest of the three, light, and fine for what it is designed for: ready-made flat-pack furniture that never gets wet and never moves. It sags under load over a span, holds screws weakly, and swells badly and permanently if water reaches it. It is not a sensible choice for anything fitted, load-bearing or near water.
- HDF and high-density boards. Denser versions of the fibreboard idea, some sold as moisture-resistant alternatives for shutters. They behave like a tougher MDF: excellent surface, better resistance than plain MDF, still not plywood when it comes to holding a screw over decades.
- Blockboard. Strips of softwood sandwiched between veneers. Light and stiff over a long span, which is why it turns up in doors and long shelves. Weaker at the edges than plywood and less consistent.
The trap in a quotation is a material list that just says “board” or “ply” with no grade and no thickness. That vagueness is where substitution lives.

The letters describe the glue between the layers, and therefore how the sheet copes with moisture. This is the single most useful thing to understand before you agree to anything.
- MR — moisture resistant. Also sold as commercial or interior grade. It handles humidity in the air and the odd wipe with a damp cloth. It does not handle standing water or a leak. It is the everyday grade for bedroom wardrobes, beds and dry interior work, and it is what most quotes assume unless you say otherwise.
- BWR — boiling water resistant. A step up. Better glue, holds together far longer where the air is damp or the occasional splash happens. A reasonable middle choice for utility areas.
- BWP — boiling water proof, often called marine grade. The glue that survives real, repeated wetting. This is what belongs under a kitchen sink, in a kitchen base unit, in a bathroom vanity, and in any unit standing against a wall that has ever shown damp. It costs more, and in those specific places it is the cheapest decision you will make.
You will see these grades tied to Indian Standard numbers stamped or printed on the sheet. Plywood for general interior use is made to IS:303, which covers MR and BWR grades. Marine or BWP plywood is made to IS:710. Blockboard has its own standard. The point is not to memorise numbers but to know that a genuine sheet carries a legible marking on its edge, and that you are entitled to look at it before it is cut.
Boards are also sold as termite-treated or borer-treated, meaning chemicals were introduced during manufacture. In Delhi this is worth paying for on anything that touches a wall or the floor. It is a strong deterrent, not a permanent guarantee, and it does not replace treating the building if you already have termites. What should I use where in a Delhi flat?
Here is the practical allocation most experienced carpenters in Delhi would recognise. Spend where water and weight are; save where neither is.
- Kitchen base units, the cabinet under the sink, and any kitchen carcass. BWP plywood, without argument. Base units live at floor level where mopping water reaches them, and the sink cabinet will get wet sooner or later because every waste connection eventually drips. - Kitchen wall units. BWR or BWP. They are above the splash zone but live in steam and cooking humidity all day.
- Bathroom vanity and any storage in a bathroom. BWP plywood, or a non-wood material altogether. Nothing less survives a Delhi bathroom.
- Bedroom wardrobe carcass. MR plywood is normally enough, with one exception: if the wardrobe backs onto an external wall or a wall shared with a bathroom, use a higher grade for the back panel and leave an air gap. Damp coming through the plaster is what rots wardrobe backs in this city.
- Wardrobe and kitchen shutters. Plywood for strength and long life, or MDF where you want a painted, moulded or perfectly flat finish. If the shutter is tall or carries a mirror, plywood is the safer choice because it holds hinge screws better over the years.
- Loft storage. Plywood, and remember that the loft is the hottest and dustiest part of a Delhi flat in summer. Weight matters here too, because you are lifting the sheets and whatever goes in them above head height.
- Beds and anything load-bearing. Plywood. Particle board sags over a span and will not take repeated screwing.
- Decorative panelling, headboards, false partitions. MDF is fine and often better, as long as it is nowhere near water.
One rule cuts across all of it: keep the bottom edge of any board off the floor. A base at floor level sits in every mopping, every monsoon seepage and every route a termite takes. Legs, a skirting detail or a raised plinth adds years to a unit for very little money.
Why Delhi is harder on board than most cities
Three local conditions decide whether your material choice was right, and none of them shows up in a showroom.
The humidity swing. Delhi goes from single-digit humidity in a dry April afternoon to saturated air through August, then back to a dry winter. Every board in the house takes up moisture and gives it back with that cycle, expanding and contracting slightly each time. Plywood, with its cross-grain layers, moves least and most predictably. Particle board and plain MDF move more and recover less. This annual cycle is why joints loosen, shutters bind in the monsoon and edge banding lifts — and why a better grade genuinely lasts longer here than the same piece would in a drier climate.
Termites. They are endemic across Delhi NCR and they travel up through walls and floor joints, which is why they reach skirting boards, door frames and the backs of wardrobes before anything else. They will eat plywood and they will eat particle board. Treated board is a real deterrent, but the bigger protections are keeping wood off direct floor and wall contact, leaving an inspectable air gap behind fitted units, and dealing with an infestation in the building rather than only in the furniture. Dust. Fine dust gets everywhere in this city, including into the gap between a shutter and a carcass and into every channel and track. It does not damage board directly, but it makes finishes wear faster and makes tight tolerances less forgiving. It is one more reason not to build fitted furniture with no clearance anywhere.
How to buy without being substituted
The commonest way people lose money on materials is not being sold the wrong grade knowingly — it is agreeing to a vague list and never checking what arrived. A few habits close that gap.
- Get the material list in writing before work starts. Every line should say the material, the grade, the thickness in millimetres and the number of sheets. “Ply” is not a specification. “18mm BWP plywood, four sheets” is.
- Decide who buys the material. Either you buy the sheets yourself and pay the carpenter for labour, or the carpenter supplies everything on an agreed list. Both work. - Look at the sheets when they arrive. Genuine board carries markings on the edge. Check the grade and thickness match the list before a single sheet is cut, because after cutting you have no leverage.
- Keep the bill. A proper invoice from the timber merchant names the grade and quantity, and it is your only record if a unit fails early.
- Ask about the hardware separately. Hinges, channels and handles are quoted as their own line, and they are where quality quietly varies most. See our guide to kitchen shutters and hinges.
- Ask what the edges get. An unsealed board edge is where moisture enters. Edge banding or a lipping on every exposed edge, and sealing on hidden ones, is what keeps water out of the core.
Finally, be realistic about grade. Not every panel in the house needs to be marine grade, and a carpenter who says so for every line is not saving you money. The right answer is BWP where water goes, good plywood where weight goes, and something cheaper where neither applies.
