Sliding Window Not Moving? Track, Rollers and Alignment (Delhi NCR)

Free checks before you call anyone

Ten minutes, a vacuum cleaner and an old toothbrush. This is the single highest-return maintenance job in a Delhi home and most people have never done it.

• 1. Vacuum the bottom track properly. Slide the shutter to one end and clean the exposed half, then slide it back and do the other. Use a narrow nozzle. What comes out is usually a shocking amount of compacted grey grit, plus leaves, insect husks and small stones.
• 2. Brush out the corners. A dry toothbrush or a stiff paintbrush gets what the vacuum leaves in the corners and in the roller grooves. Then wipe with a barely damp cloth and let it dry completely.
• 3. Clear the drain holes. Look along the outer edge of the bottom track for small slots or holes. These let rainwater out. Blocked with silt, they turn the track into a shallow gutter every monsoon, which rusts fittings and rots any wooden frame nearby. Poke them clear.
• 4. Check nothing is jammed in the track. A dropped screw, a bottle cap or a fallen curtain hook will stop a shutter dead and feels exactly like a broken window.
• 5. Try it with the lock fully open. A half-engaged latch or a security lock left partly thrown is a common cause of a window that will not budge and has nothing to do with the rollers.
• 6. Lift and listen. Slide the shutter slowly. A gritty scrape means dirt, a rhythmic click or thump means a damaged roller, and a smooth but very heavy feel usually means the rollers have collapsed and the shutter is riding on its own frame.

Why sliding window rollers fail, and what it feels like

If the track is clean and the window is still hard work, look at the rollers. They are small nylon or steel wheels fitted into the bottom edge of the shutter, and they are consumable parts.

• Flattened or cracked wheels. A shutter that stands in one place for months develops a flat spot on the wheel, and nylon becomes brittle with years of Delhi summer heat. The tell is a rhythmic bump every time the window passes the same distance, or a scraping that no amount of cleaning cures.
• Seized bearings. The wheel stops rotating and skids along the track instead. This feels heavy and sounds gritty, and it slowly wears a groove into the track itself, which is why leaving it is a false economy.
• Collapsed rollers. The shutter drops onto the track and drags on its own frame. Very heavy, sometimes accompanied by a visible tilt in the gap at the top of the shutter.
• Roller height out of adjustment. Many rollers have a small adjusting screw that raises or lowers that corner of the shutter. If a window binds at one end of its travel, or the shutter no longer meets the frame squarely so the lock will not engage, this is often just an adjustment.
• Water damage. Blocked drain holes leave the roller sitting in standing water through the monsoon, which corrodes steel wheels and their fixings. This is why clearing the drain holes matters more than it looks.

Replacing rollers means lifting the shutter out, which on a large glazed panel is heavy and awkward and is best left to someone with a second pair of hands. The parts themselves are standard and inexpensive.

Track damage and windows that will not lock

When the shutter moves but will not close properly or will not lock, the problem has moved from the rollers to the frame.

• A worn groove in the track. Years of a seized roller skidding along an aluminium track cuts a channel into it. The shutter then drops into that groove and jams at the same point. Sometimes a track insert or strip can be fitted; badly worn, the track section is replaced.
• A bent or lifted track. Usually caused by something heavy standing on it, a ladder during painting, or fixings that have loosened. Sight along the track at eye level and any kink shows up immediately.
• The shutter is out of square. If the gap between the shutter and the frame is a wedge rather than parallel, the window will not seal or lock. On aluminium windows this is often roller height adjustment. On older wooden sliding windows it can be the shutter itself having dropped at a joint.
• Worn brush seals. The fuzzy strips along the meeting edges keep dust and rain out. When they wear away the window still slides but lets in draughts, dust and noise, which in Delhi is a real loss during dust storms and smog season. They are replaceable strips.
• A latch that has dropped out of line. If the window slides fine and only the lock will not engage, the fault is alignment, not the lock. Our guide on door lock replacement costs explains when a lock genuinely needs changing rather than aligning.

Wooden sliding windows, still common in older Delhi housing, add one more possibility: seasonal swelling. A wooden shutter takes up moisture through the monsoon and binds, then eases as the air dries. If it only sticks in August, that is normal movement rather than a fault, and forcing it is what breaks the joint.

Aluminium, uPVC and wooden sliding windows in Delhi

The three behave differently, and knowing which you have tells you what is likely to be wrong.

Aluminium sliders are the most common in Delhi flats. They are light and long-lived, but the track is soft enough to be grooved by a skidding roller and the sections can bend. Their rollers are the usual failure point, and their brush seals wear out and let dust in. Most repairs on these are roller swaps and track cleaning.

uPVC sliders are heavier, sealed better against dust and noise, and normally run on a stainless steel track insert that resists grooving. When they go wrong it is usually the roller carriages, the multi-point lock going out of alignment, or the drainage slots blocking. They also gain and lose very little to humidity, which is why they are popular in dusty, noisy locations. They are not maintenance free: the drain slots still need clearing every year before the monsoon.

Wooden sliding windows in older houses swell and shrink with Delhi’s humidity swing and need their runners and joints looked at rather than their rollers. They also need their finish kept up, because bare wood on the weather side is what lets water in and starts the rot. Whichever you have, the once-a-year job is the same and it is the one that matters: clear the track and clear the drain holes, ideally in June before the rains arrive.

When to call someone, and how not to overpay

Track cleaned, drain holes cleared, lock checked, and the window is still fighting you. What follows is routine work.

• Replacing rollers. The commonest job by far. Ask to see the old rollers once they are out, and ask for the shutter to be slid and locked in front of you before payment.
• Adjusting roller height. Often all that a window which will not lock actually needs.
• Repairing or replacing a grooved or bent track section. Sometimes an insert, sometimes a new section, with the shutters lifted out either way.
• Replacing brush seals. Worth doing at the same visit if dust and noise are getting in. Cheap strips, big difference during dust storms.
• Re-fixing a loose or dropped frame. When the frame itself has moved, adjusting the shutter will never hold.

Four ways to keep the bill sensible. Clean the track before anyone comes, because you may find you do not need them at all. Be very sceptical of “the window is finished, better to replace the whole thing” when the shutter still slides at all — ask specifically whether new rollers and a track clean would do it. Do all the windows at once, since the professional is already there and the marginal cost per window is far lower than a second visit. And do not pre-pay; you watch it slide and lock, then you pay directly.
