Waterproofing a Bathroom Before Tiling: The Right Sequence

Bathroom waterproofing is a sequence, and every step is buried by the next one. Get the order wrong and the only way to find out is a damp patch in the next room a year later.

The short answer

Tiles are not waterproof, so a bathroom needs a continuous membrane under them that carries water to the drain. The sequence is: strip back, repair the substrate, finish and test all plumbing, form the falls, detail the corners, drain and pipe penetrations, apply the membrane in full coats and up the walls, cure it, flood test it, then protect it before tiling. The flood test before tiling is the only chance you get to verify any of it, because everything above is hidden permanently once the tiles are down.

Almost every bathroom leak in a Delhi flat is a construction sequence problem, not a plumbing one. Water is not escaping from a pipe. It is going through the floor or the wall, because the layer that was supposed to stop it was either skipped, rushed, or damaged by the trade that came next.

The reason this keeps happening is that waterproofing is invisible the moment it is finished. Tiles go over it, and from then on nobody — not you, not the next contractor, not the buyer — can see whether it was done properly. The bathroom looks identical either way on handover day.

Why it has to happen before the tiles

Because tiles are not waterproof. This surprises people, and it is the root of the whole subject.

A tiled floor is a mosaic of hard pieces separated by grout lines. The tile body itself absorbs very little, but grout is porous, joints move, and silicone at the edges ages and splits. Over years of daily use, a meaningful amount of water gets past the tile surface. That is normal and expected.

What is supposed to happen next is that the water meets a continuous waterproof membrane beneath the tiles, runs along it to the drain, and leaves. If that membrane is not there, or has a gap in it, the water carries on into the screed, into the slab, and then into whatever is next to or below the bathroom. In a flat, that is your neighbour’s bedroom wall or the ceiling of the flat below.

  • The membrane must be continuous. A waterproof layer with one unsealed corner is not partially waterproof; water simply finds the gap. This is why the detailing at junctions matters more than the area in the middle of the floor.
  • It must be under the tiles, not on them. Surface coatings applied over finished tiles are a temporary patch for an existing problem, not waterproofing.
  • It cannot be inspected later. Which is why the test described below, done before tiling, is the only real quality check you get.

The correct sequence, step by step

This is the order the work should run in. Each stage depends on the one before it, and doing them out of order is how failures get built in.

  • 1. Strip back and clean the surface. Old tiles, old screed and loose material come out down to a sound base. The surface has to be clean, free of dust and grease, and structurally sound — the membrane bonds to it, and it cannot bond to debris.
  • 2. Repair the substrate. Cracks, honeycombing in the concrete, broken corners and rough patches get repaired now. A membrane stretched over an unrepaired crack is a membrane waiting to split there.
  • 3. Complete all plumbing first, and test it. Every pipe, every drain, every fitting position must be final before waterproofing starts. Pressure-testing the lines at this stage catches a leaking joint while it is still visible and reachable. Chasing a wall for a forgotten pipe after the membrane is on means cutting straight through it.
  • 4. Form the falls in the screed. The floor must slope evenly to the drain, with no flat spots or dips. Water that cannot reach the drain sits on the membrane indefinitely and finds any weakness in it.
  • 5. Treat the junctions and penetrations first. Before the general coat: the floor-to-wall corner all the way round, the drain outlet, and every pipe that comes through the floor or wall. These get fillets, tape or collars as appropriate. Almost all leaks start at one of these points, not in the open field.
  • 6. Apply the membrane, in coats, with proper curing between them. Coverage rate and coat count are specified by the product for a reason. Applying it thin to make the material stretch further is the commonest way a system fails.
  • 7. Take the membrane up the walls, not just across the floor. A skirting height all round, and substantially higher in the shower area, where water hits the wall directly every day.
  • 8. Cure fully, then flood test. The step nearly everyone skips. It is covered in the next section.
  • 9. Protect it, then tile. A protective screed or bedding layer goes over the cured membrane before tiling, so that trowels, tile spacers and dropped tools do not cut into it.

The ponding test: the only check you will ever get

Once the membrane has cured, the drain is plugged and the bathroom floor is flooded with water and left standing for a period — typically a day or more, and longer is better. This is called a ponding or flood test.

Then you go and look at the ceiling of the room below, at the far side of the shared walls, and at the surrounding rooms. If nothing appears anywhere after a full standing period, the membrane is continuous. If a stain appears, you have found the failure at the one moment in the project when fixing it is easy.

  • Insist on it, and be present. This is the single highest-value hour you will spend on a bathroom renovation. Photograph the flooded floor with the date.
  • Give it a proper duration. A quick flood for an hour proves very little. Slow seepage through a small defect takes time to show on the other side of a slab.
  • Check the right places. The ceiling below, the walls of adjacent rooms, and the outside face of any external wall. In a flat, this may need a polite conversation with the neighbour downstairs, and it is a far easier conversation now than after their ceiling has stained.
  • Repeat after any repair. If the test fails and a patch is made, test again. A repaired membrane is not proven until it has passed.
  • Do not let tiling start before the test is done. Contractors under schedule pressure will want to. Once tiles are down, the test is meaningless and the repair is a demolition.
Watch out a bathroom that was never flood-tested before tiling has no quality record at all — the first test it gets is your neighbour’s ceiling.

Where it actually goes wrong in Delhi flats

Failures cluster in a small number of places. Knowing them lets you ask specific questions instead of general ones.

  • The floor-to-wall junction. The most common leak point in any bathroom. The membrane has to turn the corner continuously, usually with a fillet or reinforcing tape. A membrane that stops where the floor stops leaks at the join.
  • Around the drain and floor trap. Water is concentrated here by design. If the membrane is not dressed into the drain body, water runs along the membrane straight to the one place it can escape.
  • Pipe penetrations. Every pipe through a floor or wall is a hole in the waterproof layer that has to be sealed individually.
  • The shower wall. Taking the membrane only to skirting height in a wet shower area is a standard shortcut. The wall behind the shower gets soaked daily, and if the shared wall behind it is a neighbour’s bedroom, that is exactly where their damp patch appears.
  • Damage by the next trade. The membrane is cured but soft, and then a tiler drags a tile stack across it, or an electrician chases a wall for a geyser point that was decided late. Both puncture it invisibly. This is why the protective layer and finalising all services before waterproofing both matter.
  • Cutting into it later. Drilling into a bathroom floor or a low wall after the fact — for a fitting, a shower partition track, or a new pipe — goes straight through the membrane. Whoever drills must seal the penetration properly.
  • Thin application to save material. Coverage per unit area is specified for a reason. A thin coat over a large floor looks identical on the day and fails within a couple of years.

What to ask before the work starts

You cannot supervise every hour, but a handful of specific questions at quotation stage changes how the job is done, because they signal that someone is paying attention.

  • “What system are you using and how many coats?” Ask for the product and coat count to be named on the quotation, not described as “waterproofing included”.
  • “How high does it go up the walls, and how high in the shower area?” Get two separate answers. If you only get one, that is the answer.
  • “How are the corners, the drain and the pipe penetrations treated?” A competent contractor will describe fillets, tape or collars without hesitating. This is the question that separates them fastest.
  • “When is the flood test, and how long will the water stand?” Put the date in the schedule so it is not quietly dropped when the job runs late.
  • “Is all the plumbing final before waterproofing starts?” Decide geyser position, shower partition fixings, mixer heights and any new points now. Late changes are the classic cause of a punctured membrane.
  • “What protects the membrane before tiling?” There should be a protective layer, and the answer should not be “the tiler will be careful”.
  • Photograph every stage yourself. Corners, drain, wall heights, the flood test. It costs nothing, and it is the only record that will exist once the tiles are down.

How high should bathroom waterproofing go up the wall?
Higher than the floor alone, and much higher in the shower area. A skirting height turn-up all round the room deals with splashing and mopping, but the wall behind a shower is hit with water directly every day and needs the membrane taken well up. Stopping at skirting height everywhere is a standard shortcut, and it is a common reason a damp patch appears on the far side of a shared shower wall, often in a neighbour bedroom, a year or two later.
Why is my neighbour bathroom causing damp on my bedroom wall?
Because water is getting past the tiles on their side and travelling through the shared masonry to yours. This is one of the most common damp patterns in Delhi flats, and the frustrating part is that their bathroom usually looks completely normal, since the water is moving inside the wall rather than pooling on their floor. Anything done on your face of the wall is cosmetic. The actual repair is on their side, and it generally means redoing the bathroom waterproofing properly, which makes it a conversation with the neighbour and often with the RWA.
Can waterproofing be done after the tiles are already laid?
There are surface treatments and grout sealers that can reduce how much water gets through a finished tiled floor, and they are worth trying as a stopgap on a minor problem. But they are not the same thing as a membrane under the tiles, and they do not fix a missing or damaged one. If water is already reaching an adjacent room or the flat below, a surface coating usually buys a season. Proper repair means lifting the tiles, doing the sequence correctly and testing it before retiling.
