Two practical things follow. First, access — scaffolding, rope work, how many floors up — often moves the total more than the choice of paint does. Second, exterior paint is doing a protective job as well as a cosmetic one, so cutting the preparation to save money defeats the point of doing it at all.

Get this settled before any quote means anything.

  • How high? Ground and first floor from ladders is one price. Four floors up is scaffolding or rope access, and a different one.
  • Scaffolding or rope? Scaffolding is safer and slower; rope access is faster and cheaper on tall elevations. Ask which is quoted and whether the cost is included or extra — this is a common surprise.
  • Which elevations? A quote for “the building” may quietly mean the front. Confirm all four faces if that is what you want, including the one facing the neighbour's plot that nobody sees.
  • Is there room to work? A wall two feet from a boundary is slow, awkward work and will be priced as such.
  • Safety is a real question, not a formality. Ask what harnesses and anchoring are used on anything above the second floor. If you are the person commissioning the work, it is reasonable to expect an answer.

What must be repaired before anyone paints

Exterior paint fails from behind. Painting over an unresolved problem buys you one season.

  • Cracks. Hairline cracks get filled; anything structural needs looking at properly, not covering.
  • Damp patches and efflorescence — the white powdery salt bloom on masonry. That is water moving through the wall, and paint over it will lift. Our seepage guide covers tracing it.
  • Leaking or broken rainwater pipes. A downpipe discharging onto a wall will ruin new paint in one monsoon. Cheap to fix now.

  • Algae and moss on north-facing or shaded walls must be cleaned off and treated, not painted over.
  • Loose and chalking old paint has to be scraped back. This is the step that gets skipped when a quote is squeezed, and it is the step that determines how long the job lasts.
Watch out a quote that is materially cheaper than the others has usually economised on preparation, not on profit. Ask what surface preparation is included and get it written down.

Timing, and getting a comparable quote

  • October to March. Exterior work needs dry walls and dry weather, and it needs them for several consecutive days. Monsoon is out entirely; peak summer makes paint skin over too fast on a sun-facing wall.
  • Not right after the rains either. Masonry holds moisture for a while — give the walls time to dry out properly before starting.
  • Get the number of coats in writing. Two coats over primer is standard. “As required” is not a specification.
  • Name the product and the grade. Exterior emulsions vary widely in weather resistance and warranty. The brand matters less than the specific grade within it.
  • Ask about the manufacturer warranty and what preparation it requires to remain valid. Some are void if the specified primer is not used.
  • Get quotes on the same measured area. Two quotes on different area assumptions are not comparable, and exterior areas are easy to state loosely.
