Balcony & Terrace Care Tips for a Delhi Home

1. Clear the drain before the first storm, not after

A balcony drain blocked with dust, leaves and a year of grit will not cope with a Delhi cloudburst, and water that cannot leave goes under the door instead.

• Lift the grating and clear it out properly in June, before the rains. Not in July, standing in it.
• Pour a bucket of water down and watch it go. Slow means partially blocked.
• Check the outlet at the other end too — on many buildings it discharges onto a lower roof or a spout that is itself blocked.
• Repeat once mid-monsoon. Leaves and dust arrive continuously.

2. Nothing should hold water for more than a day

This is the mosquito point, and it matters more in Delhi than almost anywhere.

• Plant pot saucers are the single commonest breeding site in Delhi flats. Tip them out weekly, or fill them with sand so they support the pot without holding water.
• Old buckets, paint tins, a broken chair base, a folded tarpaulin — anything that holds a centimetre of rain.
• Check for puddles that never dry after rain. A low spot in the floor means the slope is wrong, and standing water is what eventually finds its way through the waterproofing.

3. Know what failing waterproofing looks like

On a top-floor Delhi flat the terrace is the commonest source of interior damp, and it gives warning before it leaks.

• Hairline cracks in the surface, particularly along the junction where the floor meets the parapet wall. That junction fails first, almost every time.
• Chalky, powdery coating on the waterproof layer — it is breaking down under UV.
• Any patch that stays damp long after the rest has dried.
• A stain appearing on the ceiling below. By this point water has already been getting in for a while.

4. Sun and rust: the slow damage

• Railings and grilles. Delhi’s combination of dust, humidity and pollution rusts metal faster than people expect. Catch it while it is surface rust — wire brush, primer, enamel — rather than after it has eaten into the section. Our painting guide covers enamel and PU rates.
• Check railing fixings, not just the paint. Where a railing is anchored into concrete is where rust does the damage that matters. This one is a safety item, particularly with children.
• Plastic and PVC go brittle in Delhi sun — chairs, planters, a shade sheet. They fail suddenly rather than gradually.
