Painting is quoted per square foot of wall area — not floor area, which is why the number surprises people — and the rate depends on whether it is labour only or includes material, and on the finish. Almost every painting quote in Delhi is given per square foot, and almost every argument about a painting quote comes from the same place: two people using that phrase to mean two different things.

Labour only means the painter's work — preparation, masking, coats, cleaning up. You buy the paint, the putty and the primer. Paint plus labour means everything is included in one rate. The gap between those two numbers is not margin. It is the cost of the material, and on an interior job material is usually the larger half of the bill.

So a quote of one figure per square foot and a quote of triple that are not necessarily a cheap painter and an expensive one. They are very often the same painter quoting two different scopes. This guide covers both, plus how to measure your own walls so you can check either.

How to measure your own walls (and why the number surprises people)

Searches for "1000 sq ft house paint cost" almost always mean 1000 square feet of floor. Painters quote on wall area, and the two are very different numbers.

The rule of thumb used across the trade is that paintable wall area is roughly three to three and a half times the carpet area, because you are painting four walls and usually a ceiling around each room. A 1,000 sq ft flat is therefore commonly quoted at something like 3,000–3,500 sq ft of painting — which is why an unexpectedly large figure at the end of a per-square-foot quote is usually arithmetic rather than dishonesty.

  • To measure a room properly: add the lengths of all four walls, multiply by the height, and add the ceiling if it is being done.
  • Deductions. Most painters deduct large openings — full-height windows, wardrobes — but not doors and small windows. Ask which they deduct before comparing two quotes.
  • Ceilings. Confirm whether the quoted rate includes them. It is the single most common scope difference between two quotes that look identical.
Watch out a per-square-foot rate is only comparable alongside the measured area and the deduction rule — two painters quoting the same rate on different measurements is not the same quote.

What actually moves the price

  • Paint grade. This is the biggest single variable in an all-in rate. Economy distemper, standard emulsion and premium washable emulsion are different products with different lifespans, and "emulsion" alone tells you nothing. Ask for the brand and the product line in writing.
  • Condition of the wall. A sound wall needs a light sand and two coats. A wall with flaking paint, old putty or damp needs scraping back, and that is real labour.   • Putty and primer. Needed on new plaster or where old paint has been scraped off; not on a sound repaint. If they appear on a quote for a flat that was painted two years ago, ask why.
  • Number of coats. Two is standard. One coat over a dark colour will not cover, and a painter quoting a low rate may be quoting one.
  • Occupied or empty. Painting around furniture takes longer and carries risk. An empty flat is quicker and often cheaper per square foot.

Getting a quote you can actually hold someone to

  • Ask for the rate AND the area AND the basis. "₹X per sq ft, labour only, on 3,200 sq ft measured wall area, ceilings included, two coats." That sentence is a quote. A number alone is not.
  • Buy the paint yourself if you care about the grade. You control quality, you see the tins arrive sealed, and the labour-only rate is easy to compare between painters.
  • Count the tins. On an all-in job, ask roughly how many litres the work should take and check what arrives. Thinning paint to stretch it is the commonest quiet cost-cut in this trade.
  • Hold back a final payment until you have seen the walls in daylight. Patchy coverage shows up in daylight and disappears under a tube light.
  • Agree who moves and covers the furniture before day one.

Do I need wall putty and primer every time I repaint?
No, and this is a common way a quote grows. Putty and primer are for new plaster, or walls where old paint has been scraped back or repaired. A sound wall being repainted usually needs a light sand and two coats of emulsion, nothing more. If putty appears on a quote for a flat painted a couple of years ago, ask what specifically needs filling — there may be a genuine answer, but it should be a specific one.
