What an AMC usually does not cover

This is where contracts differ most, and where the disappointment comes from. A general pest control AMC typically covers crawling insects — cockroaches, ants, silverfish, spiders. The following are usually separate, and you should confirm each one explicitly:

  • Termites. Anti-termite work is a different treatment with a different chemistry and its own warranty structure. Assume it is excluded. Our termite guide covers it.
  • Bed bugs. Almost always excluded, because the treatment is intensive and needs repeat visits. See our bed bug cost guide.
  • Rodents. Sometimes included as bait placement only, with proofing — the part that actually works — charged separately. Ask which. Our rodent guide explains why proofing is the job.
  • Mosquito fogging. May be included as one seasonal visit or may not be in at all.
  • Wood borer and honeycomb removal. Specialist work, separately priced.
Watch out ask for the exclusions in writing, not the inclusions. Every contract lists what it covers; the useful document is the one that lists what it does not.

How many visits, and when they should fall

Three or four visits a year is standard for a domestic contract. What matters more than the number is when they land, because Delhi's pest calendar is not evenly spread.

  • Pre-monsoon (May–June). Ahead of the surge, while numbers are still low. The most valuable visit of the year.
  • Monsoon (July–August). Cockroaches move upward out of drains, ants come indoors, mosquito breeding peaks.
  • Post-monsoon (September–October). The dengue-season visit, and conveniently also the pre-Diwali one.
  • Winter (December–January). Quieter, but the right time for rodent proofing, since they move indoors as it cools.

Ask whether the visits are scheduled or on call, and whether an unscheduled call-out between visits is covered or billed. A contract that only covers the calendar is worth much less in the month something actually goes wrong.

When a contract makes sense — and when it does not

An AMC earns its money when:

  • The problem comes back every year regardless — a ground-floor flat, a building with a restaurant below, an area with open drains or a nearby garbage point.
  • You have had a serious infestation before and want it not to re-establish.
  • It is a rented property you do not live in, or a shop or office where a pest sighting is a business problem.
  • You would otherwise put it off. That is a real and legitimate reason.

A one-time treatment is usually better when:

  • You have a specific pest right now and no history. Treat that pest properly and see whether it returns.
  • You live above the lower floors in a well-maintained building with no recurring source.
